General Summary:
The Property Manager oversees the day-to-day operations of the Fond du Lac Reservation’s residential and commercial facilities.
Position Responsibilities:
- Establishes rental rate with internal processes.
- Contracting and tenant selection determined with internal processes.
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
- Maintains building systems by contracting for maintenance services; supervising repairs.
- Secures vacant properties, informs Fond du Lac Security and Fond du Lac Law Enforcement of the vacancy.
- Coordinates the installation and maintenance of security devised where necessary.
- Enforces occupancy policies and procedures by confronting violators, and making recommendation to Operations Director for corrective action.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
- The Property Manager is responsible for rental agreements that meet with the owner’s requirements and the tenant’s needs. The Property Manager collects deposits and rents, enforces terms of the rental agreements, resolves tenant complaints, and oversees eviction proceedings when it becomes necessary. The Property Manager must make reports to the owners.
- The Property Manager is responsible to conduct or schedule the annual inspection of the properties, adequate notice must be given to the tenant.
- The Owner depends on the Property Manager to keep things up to date on the property and in good working order. When a tenant calls with an emergency repair the Property Manager is responsible to take care of the tenants needs. These types of repair may include plumbing, heating and electric issues.
- The Property Manager is often responsible for the maintenance and repair on the property. He/she may do the work or schedule a contractor to do the work. The Property Manager deals with vendors by negotiating prices and verifying work performed.
- The Property Manger is not responsible for personal injury or illness emergencies the tenant needs to call the appropriate agency for help.
- Appropriate work attire is required.
- Must attend all mandatory department trainings.
- Ensures confidentiality of financial records and all records for employees, band members and/or clients.
- Displays a responsive and professional manner in promptly responding to all requests, complaints, and problems.
- Recognizes that each employee is a representative of the Fond du Lac Band of Lake Superior Chippewa and is responsible for demonstrating courtesy, respect, and sensitivity to the needs of all others, including visitors and co-workers.
- Represents the Fond du Lac Band of Lake Superior Chippewa and the department in a positive and professional manner in the community.
- Required to maintain proper attendance including reporting to work on time in accordance with applicable policies.
- Maintains a clean and organized work area.
- Due to changes and modifications in the job from time to time, employees are required to be flexible and assume other responsibilities assigned by management as deemed necessary.
Physical Requirements:
- Normal physical requirements.
Position Qualifications:
- Bachelor’s degree preferred; 5 years experience in a real estate management setting; or a combination of education and experience is required.
- Certifications in the following: Housing Credit Certified Professional, Certified Occupancy Specialist, Specialist in Housing Credit Management is preferred.
- Knowledge of computer applications to include word processing, Access, Excel and Microsoft Outlook is required.
- Ability to communicate effectively orally and in writing is required.
- Ability to work independently and establish priorities is required.
- Attention to detail and accuracy is required.
- Ability to establish professional and harmonious working relationships on all projects and with all parties involved.
- Subject to drug and alcohol testing in accordance with the Fond du Lac Reservation’s Personnel Policies.
- Subject to pre-employment and annual background checks.
- Subject to immunization review and submitted proof of required vaccinations.
- Travel is required.
